District 23 - Bukit Batok, Choa Chu Kang
Bukit Batok is situated in the eastern boundary of the West Part of Singapore, and is one of the most populated heartland districts due to its high level of affordability and generally larger older home dwelling units.
In recent times, however, private property developers have increased activity in the area as evident by the launch of popular projects such as the now fully sold out Sol Acres Executive Condominium development.
As with all areas, spotting a good development with even mid-long term holding potential has become more challenging due to the government cooling measures and the high level of complexity in Singapore’s hyper mature property market.

Affordable township to reside in
The Choa Chu Kang area if often referred to as just “CCK”, and has its origins in a kampong (local Malay word for “village”), it’s redevelopment and rise as a mature heartland residential area began in the 1980s.
Old villages and run down wooden homes and plantations were cleared to make way for more modern homes, constructed by the city state’s Housing and Development Board, to maximise Singapore’s scarce land resource so as to house the growing population residing in the area. Over time MRT train stations and other amenities were built.
As with many other government planned HDB areas, it is well served by transport routes and have the usual amenities and basic services to aid the living community herein. While there are still private properties in this area, the Choa Chua Kang neighbourhood has one of the highest concentration of HDB homes, as such those looking for affordable housing here are usually spoilt for choice.
Local supermarkets such as Sheng Siong, Giant, and NTUC Fairprice, and neighbourhood hawker food centres conveniently spread out across help to keep the cost of living low for residents here. Established suburban malls Lot One and Junction 10 provide the requisite retail therapy needed.
