District 12 - Toa Payoh, Balestier, Moulmein

Did you know Toa Payoh was one of the first areas to have an MRT Station? What’s more, it is a mere few MRT stations away from the Orchard Road shopping area and Singapore’s City Centre. Newton train interchange is also a few stations down, with the newly introduced Downtown MRT line. This increase in connectivity that has enhanced Toa Payoh making it one of the most desirable districts of live in Singapore.

Nearby Toa Payoh is the Upper Thomson area and Marymount with nearby Braddell, Kim Keat and Boon Teck, also southward is another popular city fringe area – Balestier, with many popular local eateries.

Neighbouring Balestier area provides a linkage to Thomson Road and Serangoon Road which carries on towards Lavender Street. Those areas are home to many shop houses and lower-rise apartment status buildings and commercial centres such as the old Shaw Plaza.

Good mix of private and public housing, with excellent connectivity

Because the Toa Payoh area is one of Singapore’s foremost established housing estates, Toa Payoh is an early entrant that has gained via the Government’s Estate Upgrading Program, making older flats more updated when compared to younger neighbourhoods. These widespread estate renewal programs has transformed the Toa Payoh area to a mature and lively district where it is also home to the HDB Hub, the Housing and Development Board’s primary headquarters – which is integrated close to a MRT Station, Mall and Bus Interchange.

It’s nearby cousins, the Balestier/Whampoa neighbourhoods are highly reputable in terms of local delights and cheap eats – if one knows where to find them. These areas have a mix of apartments and small condos, most were developed on freehold land and smaller land plots – making them somewhat affordable for owners on a budget, willing to sacrifice space in exchange for city fringe living at a slightly lower price tag. Most of the newer units are compact in size, with a few more popular larger condo land plots – which also come with higher price points.

Investing in the Balestier area however, is challenging, as prices vary wildly due to how the area is developed upwards, newer condos are usually built when old developments that go through En Bloc proceedings with wildly different prices for similar project sizes even within a few streets of reach other.
